			<content:encoded><![CDATA[<p>Have you ever wondered what the missing link is to make it so you can go from where your production is in your real estate business to where you know it could be?  </p>
<p>Many agents I talk to have sadly &#8220;given up&#8221; and have decided to accept that where they are is as good as it can be.  I hope you haven&#8217;t given up on you and what YOU can do.</p>
<p>The reason I bring this up is because I had a great week last week and as is usually the case when I have a good week, I also had an epiphany.  I was hanging out with some of the top agents in the US and we were talking about how we can improve our businesses when it suddenly hit me… in the midst of all of them it became obvious to me what the &#8220;missing link&#8221; was.  The reason why MOST agents are struggling (just take a look at the stats, the average agent makes about the same as a school teacher, who we know are underpaid in most States).</p>
<p>As I was there, talking about business, hanging out and eating with these super successful agents, there was one thing that I noticed that we ALL had in common and what I see as &#8220;THE MISSING LINK&#8221; to short sales.  The best part is… it wasn&#8217;t something genetic and each one of them had to &#8220;learn&#8221; in the same way.  </p>
<p>Take a minute to watch this video as I share with you what I found and also as I talk about what you can do today to start on the path to having a break through in your real estate business and career… but it&#8217;s gotta start with you, I can&#8217;t do it for you and neither can anyone else. </p>

<p>A couple days ago I shared a video with you about the #1 one belief (I&#8217;ve identified a total of 5) that all successful short sale agents have in common. If you missed that video, you can watch it now by <a href="http://theshortsalegenius.com/the-reason-why-banks-are-winning-the-foreclosure-war/2012/02/16/">clicking here</a>.</p>
<p>It may be obvious to some of you, but if you aren&#8217;t having great success right now in your business, I can attribute your current results to a few simple things:</p>
<p>1. You are so busy &#8216;doing short sales&#8217; or &#8216;being busy&#8217; that you don&#8217;t invest enough time or money to lead generate and market and grow your business, so you don&#8217;t have enough business (I&#8217;ll address this in a week or so&#8230; the solution is much simpler than you think).</p>
<p>2. You don&#8217;t know what systems and processes need to be in place to ensure that you close 90%+ of all your short sales (while always striving to close 100%).</p>
<p>You know it&#8217;s possible, because there are agents around you doing it and they are working with the same clients, the same banks and in your same market.</p>
<p>3. You are a perfectionist (like me) and have a hard time just letting go, so you spend nights and days KILLING YOURSELF as you try to keep up on all the work and the mental drain has pushed you to the breaking point.</p>
<p>I know exactly what you are feeling.</p>

<p>However, I recently came up with an interesting list of &#8220;beliefs&#8221; that can change your results and view of short sales.</p>
<p>After talking with several other very successful short sale agents, I was able to drill down and identify what I call &#8220;The 5 Things&#8221;. These are the 5 key beliefs that are consistent with each of these agents, which has made them VERY successful in building incredible businesses and earning hundreds of thousands, each year, all while thousands of agents around them are struggling to just stay in the business.</p>
<p>You&#8217;ve heard it before&#8230; &#8220;success leaves clues&#8221;&#8230;so let&#8217;s follow these clues.</p>
<p>I sat down and recorded a couple of videos this week to share with you what I found&#8230;which I should have sat down, identified and shared with you MONTHS ago (Sorry!).</p>

			<content:encoded><![CDATA[<p>One of the BIG benefits of being a short sale specialist is that you have the listings. It&#8217;s not just a nice thing either, it&#8217;s a MAJOR strategic advantage over other real estate agents.</p>
<p>Perhaps one of the saddest things I see too frequently is an agent selecting to quit focusing on short sales, to go after buyers thinking that&#8217;s how it works.</p>
<p>Can you find buyers without listings? Sure. But it&#8217;s much more expensive.</p>
<p>Can you have listings and not find your own buyers? ABSOLUTELY! I did it for 3 years. One day Ryan asked me why I didn&#8217;t have my own buyers on most of my properties (it was part of our <a href="http://marketgeni.us/ssgs11-recordings/" title="Master Plan 2 Day Training">Master Plan</a> we&#8217;d laid out 5 years ago.) So it became an immediate focus.</p>
<p>The MOST effective strategy I&#8217;ve used, of everything I&#8217;ve tried, and if you know anything about me, you know I throw everything into whatever I&#8217;m trying to figure out, and I NEVER cut corners&#8230;of all the strategies, the most effective has been the text message rider.</p>
<p>For quite a while I&#8217;ve had a short code (a 5-6 digit number) that I instructed people to text a keyword to (generally &#8216;photos 3&#8242;) with the promise of more information about the property.</p>
<p>When the buyer sends the text message in, my buyer&#8217;s agent gets a text message notification and calls immediately to &#8216;confirm&#8217; that the buyer prospect received the response. Oddly, they always have it! My buyer agent then begins to gather contact information, qualify the prospect and establish rapport.</p>
<p>Her current conversion rate is 42% of buyer leads to buyer clients. Not bad.</p>
<p>Recently we decided to see what we could do to get more people texting in and do a better job pre-qualifying them and gathering contact information.</p>
<p>The biggest hurdle that buyer prospects face with texting is that a short code is still a new concept. Most of their texting occurs with regular numbers rather than short codes, so I have moved to regular 10 digit phone numbers to receive the incoming text.</p>
<p>Next I added conversation verses a single outbound text. The conversation is designed to filter and gather more data, while building rapport and buying my buyer&#8217;s agent time to call the prospect.</p>
<p>If you&#8217;re not using text message sign riders or making it an integral part of your signs, then you really should to leverage one of the tremendous advantages you have over buyer focused agents that are not teamed up with a short sale specialist.</p>

Ok, enough with the sarcasm.  You can&#8217;t really change the &#8220;value&#8221; of a piece of property because it previously had a certain type of mortgage.

Recently we got a memo regarding some changes to Fannie Mae&#8217;s &#8220;REO listing offer guidelines&#8221; in cases where the previous mortgage was a Reverse Mortgage.  It shocked me to see that even on the REO side they come up with crazies &#8216;guidelines&#8217;.

And Fannie Mae isn&#8217;t alone.

Watch this video and pay attention to how this relates to short sales and how Fannie Mae&#8217;s REO guideline isn&#8217;t much different from many of the short sale &#8220;guidelines&#8221; we hear.

			<content:encoded><![CDATA[As you probably are aware&#8230; Bank of America is one of the largest servicers/banks in the United States and if you have done more than 10 short sales, you undoubtedly have done at least one if not a few Bank of America short sales.  Bank of America adopted a short sale processing platform a couple years ago called Equator (originally REOTrans).  While Equator is a good platform for file processing, we still are often more successful by escalating files outside of Equator via email or phone directly to decision makers.<br /><br />

Well, Bank of America has grown tired of the constant side stepping of Equator for dispute resolution (that is my assumption) and created a new Web Tool that has been released to certain agents (I am assuming the most annoying of us that escalate often) to either 1) try to make it easier to get files approved and closed or 2) keep us from being so annoying.  I tend to believe it is the latter&#8230; but time will tell.<br /><br />

In this video, I&#8217;ll share with you how this simple Web Tool works.  If you have used it and have any feedback, please comment below as I have not yet made my final opinion on the service and it&#8217;s usefulness.<br /><br />

**You cannot use this tool unless BofA has &#8220;tapped you on the shoulder&#8221;, per se, and sent you an email telling you that they have set you up to login to the Short Sale Escalation Web Tool.  I don&#8217;t know if you can ask them directly for access or if this will be released to all agents eventually.**<br /><br />
